Residential Foundation Evaluation
Homeowners, homebuyers and home sellers are often concerned with the foundation performance, which in the state of Texas can only be conducted by a licensed professional engineer. To assist the public in obtaining quality services, the Texas Section of the American Society of Civil Engineers established guidelines for residential foundation evaluations.  The aforementioned guidelines established three levels of evaluations (Levels A, B and C).  Levels A and B are generally adequate for real estate transactions of residential foundations.  Level C is typically used in case of failure investigations.

The Inspection Report

• Visual inspection of the interior and exterior finishes of the house for cosmetic and structural defects.   The visual observations include inspecting the subfloor in case of a pier and beam foundation system.      
• A relative elevation of the floor in a pier and beam homes or the floor slab (Level B). 
• Engineering analysis of the house foundation performance considering the distress signs and the foundation elevations to establish the trend and the cause of the foundation movements.
• Recommendations to repair the foundation, if needed.
• Recommendations to improve the drainage and adverse environmental conditions.
• A written report summarizing all the noted distress signs, the relative foundation evaluation, the cause of the distress signs and repairs.

The engineering report is considered a legal document approved by lending institutions (in case of real estate transactions), appraisal districts (in case of property value disputes), and warranty companies.  The engineering report is a very effective tool in case of multiple conflicting repair schemes from different foundation repair contractors.
